A Specialized Bank for VvE’s: Aareal Bank enters the Dutch Market
Board members and property managers carry significant responsibilities and, as a result, place great value on certainty, transparency, and continuity in their financial affairs. It is within this environment that Aareal Bank is now entering the Dutch market: a specialized real estate bank with more than 100 years of experience and decades of expertise in banking services for homeowners’ associations (VvEs) in Germany.
Originally founded in Germany in 1923, Aareal Bank has maintained a strong focus on the real estate sector throughout its history. For more than a century, the bank has served real estate professionals across Europe and beyond. In Germany, Aareal Bank is the market leader in banking for homeowners’ associations, with more than 60% of German VvEs banking with the institution. This represents millions of apartments and billions of euros in deposits managed daily through a specialized banking infrastructure.
Aareal Bank is now bringing this experience to the Netherlands.
A Dutch Team with Practical Expertise
To truly understand the Dutch market, Aareal Bank works with a local team that has extensive knowledge of the homeowners’ association sector. Since March, Roderick Kroeze and Frans van Berlo have been leading the development of the bank’s activities in the Netherlands.
Frans van Berlo brings more than ten years of experience in the VvE software and property management industry and has a deep understanding of the daily challenges faced by board members and property managers. Roderick Kroeze contributes expertise in commercial real estate and digital solutions.
Why the Netherlands?
According to the team, the answer is straightforward: many homeowners’ associations face challenges when opening current and savings accounts. Procedures can take weeks or even months, and some banks exclude smaller or self-managed VvEs altogether. Aareal Bank has deliberately chosen a different approach: every homeowners’ association is welcome, whether professionally managed or self-managed.
The entire onboarding process is available in Dutch, as is customer support. Questions are handled by Dutch-speaking specialists, even though customers bank with a German institution. In addition, Aareal Bank has an office in Amsterdam where homeowners’ associations and property managers can arrange in-person appointments.
Trust as the Foundation
Ultimately, banking is built on trust. Aareal Bank combines the strength of the German Deposit Guarantee Scheme with local presence, specialist expertise, and transparent processes. Rather than being a general bank that also serves homeowners’ associations, Aareal Bank is a bank that is fully dedicated to the sector.
The ambition is clear: to become a reliable, accessible, and specialized banking partner for Dutch homeowners’ associations, both today and in the future.
